Have you ever been tired of finding motivated sellers? Seems like you've done everything you can but you are not making any deal in return? Well, there are certain strategies that work better than others. Check out what works best for you!
Ads
There’s a lot of different to do this and there’s always some type of way, shape, or form to get your name out there, your message out there, if you have the courage. You get your message out there in as many different avenues as possible. It could be as simple as placing an ad in the paper. You can have it printed in shirts, caps, and indicate your website...anything that will catch their attention and make them interested. When On the other hand, you can keep an eye on your local real estate ads for "motivated seller" or for properties which have been on the market for a long time and have been reduced in price.if you see an ad on the paper “For sale by owner” and you see that that person’s still trying to sell it a month, two months, three months down the road, then you got someone who has the potential for a motivated seller. Keep in mind that if a seller puts a property on the market just because they are thinking of moving, but aren't really interested in selling quickly, you probably won't get the best deal working with them. However, if they must sell quickly then you might be able to work a great deal.
Be Specific
It varies considerably when it comes to executing techniques to grab somebody’s attention. It depends on what style you use and in what field you belong. See to it that your message through whatever means you want, make certain that you cut through all the other clutter that there is and think about what it is that somebody needs to have when they’re in one of these situations (like when they’re facing foreclosure). You just don’t say “I buy houses”, or something like that, you need to be specific, say Stop that Foreclosure in 48 hours or less. This will surely wake them up. So your message needs to be somewhere in there that you can ease the burden of whatever it is that they are dealing with.
Pose a Question and Offer a Solution
To arrive at great deals you have to find motivated seller. However, finding one wouldn't be that easy for everyone since most sellers in the real estate market are not motivated enough to sell at a bargain. Getting hold of the right seller requires a lot of things, these would be---knowing your market, advertising for hard-pressed properties, and above all providing a solution for people in these situations. If you have come up to your list of targets, you can start sending them reports or mails, something that will catch their attention, you can pose a question, provide a solution, and make a hot deal. Find out the Essential Sources of Information
When investing in real estate, information is what makes the difference between making huge profits or making less or worst...nothing. Without accurate, detailed, and reliable information, real estate investors are going to waste a lot of time working on deals that will disappear all of a sudden due to unforeseen liens or judgments. In order to get motivated sellers, you have to do some hard work and research several sources of information.You can use the different materials already mentioned, i.e. Newspapers, courthouse daily review, foreclosure reporting services etc. Keep in mind that you'll be using a combination of these sources at all times. Don't limit yourself to one or two if you want as many open highways to profits as possible.
Make an Attractive and Direct Offer
If everything else didn’t work for you then try making a different technique just to grab attention and persuade individuals to deal with you. You can send homeowners a non-negotiable check for anywhere from $5,000 to $15,000. then you can put the homeowner's name on the check and, on the accompanying letter, like, "Call this number to get this money." It lets owners know upfront how much money they can receive by dealing with you and provide a great incentive to make the call. When it comes to giving an offer, as much as possible make it an attractive one or, and most importantly don’t beat around the bush. Giving a direct offer will make the negotiations clear and fast. Again, there are different ways to do this. You can send people to a website, this way you can get their e-mail address and other details you need, you can do all those kind of things but bottom line is you want them on the phone with you. Sending them to a website or to a twenty-four hour hotline, you can use those also to sort out people, to gather the information, be able to do your research but nothing is quite as effective as them picking up the phone, dialing you and getting you on that line and making a deal. Remember to take note of the information and do a lot of research. Luck is apparently at your side when you are in an area where you can find some houses that meet the criteria for wholesalers. But if you are not lucky enough then what you have to do is to look for houses and areas that have a whole lot to choose from. There are great deals in every market even hot real estate markets. Although sometimes it seems impossible to find them, with hard work and persistence they do exist, you can find motivated sellers in no time.
